The rules every Vaughan tenancy follows
Most residential tenancies in Ontario use the province’s Standard Form of Lease. A landlord can collect a last month’s rent deposit and a refundable key deposit, but not a damage or pet deposit. Rent can usually be increased once every 12 months with 90 days’ written notice, within the provincial guideline, although units first occupied after November 15, 2018 are exempt from the guideline. Living in a rental: entry, repairs and ending a tenancy
Outside emergencies and a few other situations, a landlord must give 24 hours’ written notice before entering, with the reason and a time between 8 a.m. and 8 p.m. The landlord is responsible for keeping the property in good repair, and the tenant for keeping it clean and repairing damage they cause. To end a monthly or fixed-term tenancy, a tenant generally gives at least 60 days’ written notice, timed to the end of a rental period or the term. Disputes go to the Landlord and Tenant Board.
