Woodbridge is the established western half of Vaughan, known for large detached family homes, mature streets and the green corridor of the Humber River. Day to day it feels suburban and car-oriented, with a small historic main street, good highway access to the airport and Mississauga, and the subway a short Viva ride away at Vaughan Metropolitan Centre.
Woodbridge is generally considered to run from Highway 400 west to Highway 27 or Highway 50, and from Steeles Avenue north to around Major Mackenzie Drive. It was its own village until it became part of Vaughan in the 1970s, and the Woodbridge Fair, held here since the 1800s, still takes place each fall at the fairgrounds on Porter Avenue.
Communities in Woodbridge
Historic Woodbridge and Market Lane
The original village centre is the stretch of Woodbridge Avenue between Islington and Kipling Avenues, north of Highway 7. Market Lane has shops and cafés, and the Humber River trails are steps away. Housing nearby mixes older homes, infill and low-rise condos.
East Woodbridge
East Woodbridge covers the area east of the Humber toward Highway 400, with Weston Road as its main north-south street. Most homes are detached two-storeys, with townhomes and some condos as well. Vaughan Mills and the subway at VMC are a short drive east.
West Woodbridge
West Woodbridge sits west of the Humber River and north of Highway 7, toward the Highway 427 corridor. Expect wide lots, two-storey detached homes and some bungalows, with Vaughan Grove Sports Park and community centres close by.
Weston Downs
Weston Downs is a well-known subdivision between Pine Valley Drive and Weston Road, from Langstaff Road up to Rutherford Road. It is known for large detached homes on generous lots and has its own ratepayers association.
Sonoma Heights
Sonoma Heights is in north-west Woodbridge around Islington Avenue and Rutherford Road, beside the Humber River valley. Streets are mostly detached homes, with the William Granger Greenway trail running along the river nearby.
Islington Woods
Islington Woods sits along the Humber River valley next to Boyd Conservation Area on Islington Avenue. It is mostly residential, with parks throughout and easy access to the Boyd and Humber trail system.
Elder Mills
Elder Mills is a smaller, quieter pocket near Highway 27 and Rutherford Road on Vaughan’s western edge. It takes its name from the 19th-century mills on the Humber River that the Elder family ran for decades.
Vaughan Grove
Vaughan Grove is in the south-west of Woodbridge, framed by Highway 7, Highway 407 and Highway 27. It combines newer detached homes with commercial strips along Highway 7, and the sports fields of Vaughan Grove Sports Park.
Vellore Village
Vellore Village is the newer area north of Rutherford Road, between Pine Valley Drive and Highway 400, reaching up to Teston Road. Most people treat it as part of greater Woodbridge, although real estate boards report it as its own community. It includes subdivisions such as Vellore Woods and sits close to Canada’s Wonderland and Cortellucci Vaughan Hospital.
Getting around Woodbridge
- Highways: the Highway 427 extension, opened in September 2021, runs north to Major Mackenzie Drive. The 407 and Highway 7 handle east-west trips, and Highway 400 is the eastern edge.
- Viva and YRT: Viva Orange starts at Martin Grove Road and runs east along Highway 7 to the subway at Vaughan Metropolitan Centre. York Region Transit covers local routes.
- GO train: Woodbridge has no train station of its own. Rutherford GO on the Barrie line is the closest, just east of Highway 400.
Most Woodbridge households drive. The upside is quick access to Pearson, Mississauga and the 401 via the 427, and an easy run east along Highway 7 to the subway.
Buying, selling or renting in Woodbridge
Woodbridge buyers are usually choosing between an older home on a bigger lot that may need work and a newer home in Vellore Village or Sonoma Heights with a smaller yard. Renovated detached homes on quiet interior streets tend to draw the most interest, while homes backing onto busy roads take longer to sell.
