Representation that costs you nothing
Working with a Buyer Representative is at no cost to you in most purchases. The buyer’s brokerage is usually paid from the seller’s side at closing, so you get full representation, honest advice and a negotiator on your side without adding to your budget. Ontario rules require a written buyer representation agreement, and we walk you through ours before you sign.

Budgeting beyond the price
Plan for the deposit, land transfer tax, legal fees, title insurance and adjustments. Buyers in Toronto pay a municipal land transfer tax on top of the provincial one; buyers elsewhere in Ontario, including Vaughan, pay only the provincial tax. See closing costs in Ontario.

Does it cost anything to have you as my buyer agent?
In most purchases, no: the buyer's brokerage is paid from the seller's side at closing. Ontario rules require a written buyer representation agreement that sets out how your brokerage is paid, and we explain ours before you sign.
What closing costs should I budget for?
