Our team is led by a Chartered Professional Accountant (CPA, CA), and we approach a sale the same way: what the market data supports, what each improvement is likely to return, and what you will net after costs. You decide with the full picture in front of you.
How we decide on price and strategy
Pricing starts with recent sales of comparable homes nearby, then adjusts for lot, layout, condition and location. From there we choose a strategy: an offer date when demand for your type of home supports competing offers, or offers any time when a steadier approach will serve you better. We explain the reasoning so the decision is yours.
After you accept an offer
The buyer’s deposit is paid, usually within a day of acceptance, and any conditions such as financing or inspection run to their deadlines. Once they are waived or fulfilled, the sale is firm. Your lawyer then handles the title, the mortgage discharge and the closing funds, and we stay involved through the final walkthrough and the handover of keys.

How do you work out what my home is worth?
From recent sales of comparable homes in your community, adjusted for lot, layout, condition and location. The home evaluation is free and comes with no obligation.
What does it cost to sell a home in Ontario?
Commission, which is negotiable and set out in your listing agreement, plus HST on it, legal fees, and any mortgage discharge or prepayment penalty. Sellers do not pay land transfer tax.
