How to read a Vaughan market report (and what the numbers miss)

Every month the Toronto Regional Real Estate Board publishes a market report, and every month the same three numbers get quoted for Vaughan: average price, sales volume and days on market. They are useful, but only if you know what they are averaging.

Average price is a mix, not a trend

Vaughan’s average blends estate sales in Kleinburg, condo sales at the Vaughan Metropolitan Centre and everything in between. A month with three extra estate sales pushes the average up without a single house becoming more valuable. Look at the median, and look at it by property type and by community: a Woodbridge detached and a Maple townhome are different markets.

Days on market measures listings, not homes

A home relisted three times shows up as a fresh listing each time, so a slow market can show short days on market. Ask how long a property has been for sale in total, including previous listings. We check that for every home we show.

Sales-to-new-listings ratio is the number that matters

It tells you whether buyers or sellers have the upper hand. Roughly: below 40 per cent favours buyers, 40 to 60 is balanced, above 60 favours sellers. Watch the direction of that ratio over three months rather than any single month.

What no report tells you

Which streets are seeing multiple offers, which builders’ homes are trading at a premium, which schools are pulling demand. That is local knowledge, and it is what you are paying an agent for.
