Buying a home in Vaughan starts with knowing which community fits your commute, budget and family, then moving quickly when the right home appears. We help you compare Woodbridge, Maple, Kleinburg, Thornhill and Concord, find homes before they reach the portals, and negotiate from first offer to closing.
Which part of Vaughan is right for you?
Start with how you live, then match the community to it.
- Woodbridge for established streets, larger lots and a deep resale market, from Weston Downs to Vellore Village.
- Maple for newer family subdivisions and the Barrie GO line at Maple and Rutherford stations.
- Kleinburg for a village setting and estate homes, with more space and more driving.
- Thornhill for mature neighbourhoods close to Yonge Street and Toronto.
- Concord and the Vaughan Metropolitan Centre for condos on Line 1 of the subway and the Highway 400 and 407 interchange.
Our guide to the best Vaughan neighbourhoods for families compares them in more detail.
Getting around from Vaughan
Line 1 of the TTC subway ends at the Vaughan Metropolitan Centre, at Highway 7 near Jane Street. The GO Barrie line stops at Rutherford and Maple stations. Viva rapid buses run along Highway 7, and Highways 400, 407 and 427 cross the city, with the 427 now extended north to Major Mackenzie Drive. If you commute downtown, compare a short drive to the subway or a GO station against the drive itself; our guide to commuting from York Region lays out the options.
Schools and catchments
Vaughan is served by the York Region District School Board and the York Catholic District School Board, along with French-language and private schools. School boundaries can change, so confirm the catchment for a specific address with the board before you firm up an offer. We flag it as a condition to check on every family purchase.
How buyer representation works in Ontario
Under Ontario’s real estate rules, you sign a written buyer representation agreement with your brokerage that sets out the services, the term and how the brokerage is paid. In most purchases the buyer’s brokerage is paid from the seller’s side at closing, and we explain exactly how it works in your agreement before you sign.
Budgeting beyond the price
Plan for the deposit, land transfer tax, legal fees, title insurance, adjustments and moving. Vaughan buyers pay only the Ontario land transfer tax, not the additional municipal tax charged in Toronto, and eligible first-time buyers can claim a provincial refund. See land transfer tax in Vaughan and closing costs in Ontario.
Condo or freehold, resale or pre-construction
A resale condo at the Vaughan Metropolitan Centre and a pre-construction unit in the same area carry very different risks, deposits and timelines, and a freehold home brings maintenance and space that a condo does not. Read pre-construction or resale at the VMC before you decide.
From first showing to keys
We send you homes worth your time, including listings before they reach the portals, give you an honest read on condition and competition, and write offers with the right conditions for your situation, typically financing and inspection. After a firm deal we stay involved through the deposit, the lawyers, the final walkthrough and closing day. Our open house checklist covers what to look at in person.
