Woodbridge real estate: a street-by-street guide

Woodbridge is one word on the map but several distinct markets on the ground. If you are buying or selling here, it helps to know which one you are in.

Old Woodbridge and Market Lane

The historic core on the Humber, with a mix of century homes, infill and low-rise condos. Walkable to the shops on Woodbridge Avenue and the fairgrounds.

Weston Downs

South-east, around Weston Road and Langstaff. Large 1980s and 1990s homes on wide lots, many rebuilt or renovated. One of the most consistent resale markets in Vaughan.

Islington Woods and Pine Valley

West of Islington along the Humber valley. Ravine lots, custom homes and the streets closest to Kleinburg.

Sonoma Heights

North-west, built in the late 1990s and 2000s. Detached homes on tighter lots, popular with families for the newer schools and Boyd Conservation Park next door.

Vellore Woods and Vellore Village

Between Weston and Highway 400, north of Rutherford. The newest subdivisions, townhomes and semis alongside detached, closest to Vaughan Mills and the 400.

West Woodbridge

South of Highway 7 near Kipling and Martin Grove. Older bungalows and two-storeys on generous lots, and the fastest route to Pearson via the 427.
