Families priced out of the north often look east. Here is an honest comparison of Durham and York Region on the things that matter.
House for the money
Durham wins. For the price of a semi in Vaughan or a townhome in Markham, Pickering, Ajax and Whitby routinely offer a detached home on a full lot, and Oshawa more still. The gap has narrowed in some years and widened in others, but it has never closed.
Commute
Roughly even, with different tools. Durham has the Lakeshore East GO line with all-day service: Pickering is about 35 minutes to Union, Whitby about 50. York has the subway at VMC plus three GO lines. Both regions have Highway 407 across the top; Durham’s 412 and 418 links are newer and less congested than the 400 and 404 in York.
Schools
York Region schools rank higher on the widely quoted Fraser Institute lists, and that reputation is baked into York prices. Durham has strong individual schools, particularly in Whitby and north Pickering; check the specific catchment rather than the region.
Lifestyle
Durham has the lake: Frenchman’s Bay, the Ajax waterfront trail, Whitby harbour. York has the Oak Ridges Moraine and, in Vaughan and Markham, the region’s biggest retail and job clusters, which matters if you want to work near home.
